ABOUT TONY

A social advocate by nature, I have always sought to bring business and social advocacy together in my businesses. I've always believed that making a good living can and should exist with helping others. By sharing what you have, whether they be material blessings, knowledge, wisdom or a simple helping hand.

I started on this real estate "path" by undergoing training and working as an International Property Specialist in SM Development Corporation(SMDC), the largest real estate development firm in the Philippines.

The knowledge and experience I got from working in my former company has given me a good base on how the industry works. Add to that my foreign trips and continuously enriching my knowledge by attending seminars, studying the market and other developers' offerings, and most importantly, talking with authorities and potential clients, I've developed a criteria on real estate projects that I am now sticking to, so as to provide my partners and client, the best possible real estate products available.

These criteria are:

1. I will only promote projects(condos) that I would consider living in myself.

2. I prefer Low to Mid Density projects. Those that have less units per floor or building. High density developments will eventually have congestion in elevators and emergency exits(in case of evacuation situations).

3. Good value pricing. The reason why some developers' projects get to be so expensive is due to their huge operations and marketing expenses - celebrity endorsements, etc.

4. Strategic Location - Being located in the heart of a commercial area is not always a plus. Traffic and population density can be a big problem. I prefer locations that are within 5-15 minutes of a commercial area.

5. Construction Quality - I carefully study the way the developer makes their buildings. There are some projects I've been asked to promote, but have reconsidered otherwise due to possible structural problems(cracking, etc). I also look at a developers older projects, they show me the real quality of their construction as the older projects would have shown weakness in the form of cracks in the concrete, leaking, etc.

6. Layout Quality - My experience with high density developments showed me that they have a tendency to have narrower layouts of units. Limiting the usage of the space.  A more "squarish" unit will enable a more efficient use of the same area of space without the "cramped" feel.

These are the considerations I have arrived at that I believe will benefit my clients in the long term.
